"..had a great time at Freeman on Ford. Heidi was extremely helpful with information about Beechworth and we were delighted with our room. Afternoon tea was a wonderful surprise and breakfast was lovely. We'll be trying other 52weekends places in future." JS, Feb 2009

Tips for operators

Answer your phone - or divert to your mobile. 95% of enquirers will not call back OR leave a message.

Welcome your guests personally and have information about your property on hand.

A list of local things to do will be appreciated.

If you have an expresso machine or coffee plunger, supply some ground coffee too.

Keep an updated list of local places to go for dinner or lunch.

Try to keep minibar prices low - think of guest service rather than pure profit.

Decent quality tea and a few nibbles will be appreciated by guests after a long drive.

Sleep in guestroom beds from time to time to ensure comfort - just make sure the guests aren't there at the same time!

Check all the lightglobes each day before guest arrival.

Do guestrooms look and smell like no one has been there before?
